Terms and conditions

The Agreement between:

  • Martin and Anna Stone (together the “Owners” and herein referred to as we, our, us, or the “Owners”); and

  • The person named as the lead person on the booking form (the “Guest” and herein referred to as you, your, or the “Guest”).

Whereas:

  • A contract between you and the Owners will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

It is agreed as follows:

  • Payment and booking:
    • A non-refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full, plus the £150 refundable damage deposit (if requested).

    • The balance must be paid no later than six weeks before the commencement of your holiday—or at the time of booking, whichever is later. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the deposit retained.

    • In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A damage deposit of £150 is required and will be returned within 3 days of the end of your holiday, less the cost of damage/breakages.

    • We can’t accept bookings from persons under eighteen years of age, and we reserve the right to refuse a booking without giving any reason (though we’d only do so in exceptional circumstances).

  • Cancelling your booking:
    • To cancel your booking, send an email to gwelforwales@gmail.com. If you cancel your holiday six or more weeks before it is due to start, we’ll refund the pre-payment in full. If you cancel your booking seven or more days before it is due to start, we’ll refund 75% of the prepayment. If you cancel your booking less than seven days before it is due to start, unfortunately we can’t give a refund. (In all cases, if we manage to secure a booking to replace yours, we’ll refund your full prepayment, up to a maximum of the value of the replacement booking.)

    • We won’t cancel your booking except in exceptional circumstances beyond our control. If this happens, we’ll notify you as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

    • We advise that you take out travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

  • Use of the property:
    • Please be nice to our neighbours! No parties or events—the maximum number of persons using the accommodation at any time must not exceed 6 persons and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

    • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes (though we’d only ever do this in exceptional circumstances, and will always try to give you as much notice as possible).

    • You can check-in anytime after 4:00pm on the arrival date. If you’d like to check in earlier, let us know and we’ll make every effort to accommodate this—but we can’t promise to do so.

    • Please vacate the property by 10:00am on the date of departure, to allow us to prepare the property for the next guests.

    • No smoking or vaping anywhere in the property. Any cleaning required as a result of this will, unfortunately, be charged back to you.

    • Please lock the doors and close the windows when you leave the property unoccupied.

    • Please make sure you switch off lights, heating, and any electrical appliances when you go out—we aim to be an eco-friendly holiday home.

    • You may not re-let or sublet the property, even free of charge.

    • Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

    • Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties.

    • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

  • Pets:
    • Friendly pets are welcome, subject to the following rules:
      • Only one pet allowed at any one time.

      • Please don’t let pets onto the furniture, especially sofas and beds.

      • Guests are responsible for cleaning up after their pets.

      • Please don’t let pets upstairs.

  • Liability:
    • We cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, heating, electrical services or exceptional weather.

    • No responsibility is accepted for loss or damage of your property, (including pets), vehicles or vehicle contents belonging to the you or any member of your party during the occupancy.

    • The maximum liability accepted by the us will be the total cost of the holiday as paid by the you. No other expenses such as travelling costs or alternative accommodation will be accepted.

    • No compensation will be given for any temporary outage of electricity, heating, water, internet connection or television service.

    • Force Majeure: We cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, pandemics, acts of any government or public authority, or any other event outside our control.

    • We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.

  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
